A practical rental-turnover cleanout checklist

A cleanout goes more smoothly when the scope, access, and decision-maker are clear before pickup.

Start with the property and the scope

List the property city, unit or common-area location, and the items to be removed. Separate the cleanout from cleaning, repairs, or other services so each vendor understands their role. Confirm you have authority to remove the items before arranging work.

Make one clear inventory

Group bulky furniture, appliances, electronics, and loose materials. Photograph the full area and individual items that need special handling. Call out anything unusually heavy, sharp, or difficult to access. Do not assume every material is accepted.

Walk the access route

Note stairs, elevator reservations, door widths, parking, loading restrictions, and gate access. Keep codes and keys out of public forms and social posts; arrange any needed access directly with the crew.

Coordinate the people and timing

Identify who approves the quote, who will be available on site, and what the preferred pickup window is. Share vendor documentation requirements early. A requested date is not confirmed until you and the service provider agree.

Close the loop

After the work, check the agreed scope and record what was removed. Update your property team so the next cleaning, maintenance, or move-in step can begin.
